When everyone talks about affordable houses, are we talking in reality about High Rise Ballymun style schemes again? I can’t understand how they plan to build accommodation at a Price with quantity in any other way.

See this makes sense but no one seems to want to talk about it. Instead they want to choke up Dunshaughlin, Clonee and other commuter towns. It’s crazy.

A boring debate. Martin is dreadful. Leo’s fake empathy is grating but at least he has an angle. Martin has nothing constructive to say. All very vague.
The point is that if a scheme allows you to buy second hand homes, all you do is flood the existing market with new buyers, which just drives demand in existing stock and prices go up. If you limit it to new homes, it creates a demand there only and it incentivises developers to build new homes cos there’s a better demand for new homes.
It’s by building on public land with a builder rather than developer with profit.
Developer can’t deliver a 2 bed apartment in Swords for €260k but that’s all they’ll get for them so they aren’t building them. Without land cost and the council employing a builder direct they can deliver them.
A Developer can build an apartment in Clontarf and sell it for €600k with nice profit.
Labour is an issue but with proper planning and incentives this can be overcome.
