Prediction: The eviction ban will end, lots of people will be evicted into homelessness, and pretty much all the landlords who were going to leave the market will leave the market anyway.

I donāt know why we canāt predict that all the different bad things that people say will happen canāt all happen. Because we all know thatās how itāll work out.
The prediction of second-order effects is possibly more interesting.
If there is a rush of landlords to the exits, then presumably there will be a surge of properties for sale onto the market. In the context of house prices already slowing in combination with increased interest rates etc, youād imagine this will cause a drop in value in these sort of properties (i.e. 2 bed apartments in Dub etc).
There is little to suggest that the local authorities will step in to purchase these properties although I would have thought that could solve a lot of problems in one go - adding to the housing stock for local authorities quickly while removing reluctant landlords from the market efficiently. Iād imagine itāll be another opportunity missed though.
If prices drop or if itās proving difficult to quickly shift stock then that might put pause to other landlords who are looking to get out. They could end up with a property with an ongoing monthly mortgage to be paid and a long time before they can clear that.
I only follow Irish politics through stuff other people say and from piecing things together from the back of sugar packets these days so if anybody could clarify the following, that would be great.

I was under the impression that legislation (or at least bylaws) are already in place. Iām not sure how thorough the councils, in particular DCC, have been at enforcing it though.

Are they not two different things? As in there is plenty of options at the moment for the council to pursue the landlord? Heās clearly in breach of existing rules and should be pursued on that basis.

3 people in my sisters office sent eviction orders. A relatively small Dublin office for a US company. One of the lads enquired about another house, he was one of 600 enquiring!
I know a developer who is sending out eviction notices and emptying his properties, āwhile he canā. Heās afraid it will come back in and he wont be able to get rid of the tenants to knock down the houses when heās ready to redevelop.
Another Developer I know was contacted about a large site in Swords and he wont do it with the vacant levy heāll have to pay with the delays in planning and trying to deal with Fingal CC.

All I know is that people will see that story and get quite angry.
A few years back I listened to a Second Captains podcast abut housing with a guy called Aidan Regan and the general impression I got was that councils or whoever had a range of powers that they were entitled to use but didnāt use.
Iād guess thatās partly to do with ideology, partly to do with fear, and partly because all the yokes that are supposed to regulate housing are probably woefully understaffed and underfunded.
This Regan chap also believed that if things didnāt start changing for the better, people would turn to extremist politics. Partly he may have meant the populist left who shout solutions but donāt understand unintended consequences. But I think he mainly meant the far right.
Iām fairly sure the Mayors of Barcelona and Paris got elected on promises of banning or seriously curbing AirBnB.
There seems to be a blockage at a local goverment level that seems very difficult to get moving and stymies so many of these plans. Iāve no idea what itās caused by. Iām not sure itās central government to be honest and at a guess Iād say itās less to do with ideology and more to do with inertia/not that fussed in getting extra shit done quickly.
