Why couldnā€™t they?
Is there a demand for that much office space? Are the council not developing a shit load of office space themselves ? They might not appreciate a rival large scale office in a prime location.

Pal the city centre has no viable office spaceā€¦hence why everything is going to the suburbsā€¦this is exactly the type of development that the city needs.

That ESB building is an eyesore.

The City Council wouldnā€™t develop a fucking alcoholic in a brewery.

I think itā€™s positive judging by the plans.

Itā€™s Limerick City and County Council now, work has started on the Hanging Gardens and Design Teams have been appointed on The Opera Centre mate, plenty of office space in both.

An architect told me recently there is shed loads of office development both required and being planned for the city centre in Limerick. Makes complete sense (for cork also) to target this market when both a shortage and a price issue in Dublin

Hopefully there is the demand.decent buzz around the city at the moment, but another couple of thousand jobs in there would make a massive difference. Youā€™d imagine they could line up one big Multinational , especially with uber there already.

Has to be an element of speculation in it as well though. If you wait til you have these companies lined up then you are proabably years away from being ready to take them in with plannning etc. IMVHO plannning authorities should be focusing
on brownfield sites for commercial and leave the greenfield sites for residential. incentivise the redevelopment of derelict locations in the city centres.

Look at Cork now (fck all to do with the local authority really) but entire area where elysian is has been redeveloped from derelict and underused sites, same developer knocking the Capitol cinema and redeveloping there also. Lot of shite developers wont want to do this though because it requires both vision, appetite for risk and serious skills. A brown enevelope isnt enough

Rates would be 40-50% cheaper then Dublin. The mid-west region needs a strong Limerick city.

Limerick is the place to invest in nowā€¦ It makes the 2020 all the more infuriating/laughableā€¦ I know some top brass in city hall who was eager to involved but the same pricks were given the gig and he called it a year back that it would fail. Booked his holidays when the judges were to give their decision as he knew it was due to fail. Limerick will never learn on that front, just got to hope business drives change.

I think Limerick is one of the most annoying and frustrating places to drive around in the entire country. if you dont know the city centre very well its a fucking nightmare IMO
