Well done Michael 
I know of a club that turned it down cause they thought it was too good to be true. Was offered to another club and they got a massive facility out of it.

They don’t even have dressing rooms at their pitch in fairness
If that is true they are a disgrace. That club house must make a small fortune 3 or 4 times a year for the last 50 years

Very open. No proper perimeter
Historically, for a successful club in a decent size town, they have a very small core support and have found it hard to fundraise to any huge degree or really haven’t bothered before they purchased the new field across from the racecourse. Though they have a few handy jobs sewn up through Semple Stadium which generate revenue like selling programmes on match days
Can’t be good for building support for a club when the juvenile section is a completely different club with different colours, pitch, everything
