I would say 5%, which is outrageous. There no reason the design of a build should be paid at a percentage of the build cost. Architects are pirate bastards.

2300 per sq m for extension
2000 per sq m for renovation

The average house size in Ireland is probably 110-120 sqm. I’ll let you do the maths to figure out if they’re architect fees or build fees!
