Was it better to build 100k houses a year and accept 10k were defective or dick about for a decade building 10-20k per annum after stringing up any fella with a pair of yellow boots?

Unfortunately thats what would happen.
Houses are way over regulated now.Airtightness heatpumps heatrecovery systems etc and A1 rated shite is very costly.We gone too far imo.

On balance do you think that definitely was better? If you were one of the people in the 10pc of houses you definitely wouldn’t but would people be happy to take that chance.

Of course it’s better. Just look at any hierarchy of needs and the importance of shelter. Life feeds out of it for people.
It costs the same to build in Ireland as Denmark but because we demand more stuff, costs end up being 20% higher.

I think the balance on that is they think developers and the likes will be just happy with people living in little shit boxes and no ordinary person will ever again own their own house and garden.
There is literally a problem for every solution. Main problem is they are just afraid to try anything anyway different for fear of people giving out.
It isn’t balance, it’s denying the reality of people’s lived situation right now.
There are some awful spoofers on this- you’d have the likes of Rory Hearne railing against smaller units but then tweeting out about how brilliant smaller units are in Sweden and Germany.
This is a slightly unusual situation I guess but I’m wondering has anyone else been in it.
We bought a house in 2022, and availed of the Help to buy scheme as it was a new build. We’ve started the process of selling that house now. That means we will have to reimburse Revenue some of the grant we got as we haven’t lived there for five years. It’s a pain in the balls but it is what it is.
I’ve contacted Revenue to see what the process is in terms of the repayment. Does it need to be done as soon as the sale is made or do we have a period of time to pay it back? They were typically vague in their response.
Just wondering has anyone here gone through that process or perhaps know somebody who has?

That’s from their internal manuals so should be no issue
Have to sell.it? Couldnt rent it out and put it as your postal address for whatever time needed to elapse?
