The PTSB mortgage rate and cashback is the best in the market over a 3-5 year fixed. You can look at it against any product.

This is me right now. The cashback is worth more than the interest differential as long as you do change after the 3years.

Yeah, UB give you €1500 to cover that.

Is it not more with legal fees, house revaluation etc? I would’ve thought it would be closer to 3k.

I havent looked into it though to be fair.

As @cluaindiuic mentioned above, a 1 or 1.5% interest reduction is huge. My LTV has dropped so now might be the time to do it.

Depends how old your house is. I got away with some checks because my house is only 3 years old. Legal fees were €1300ish so UB covered that and gave us a nice tip for our troubles.

The current UB 2.3% 2 Year fixed rate is anything up to 90% LTV last time I checked. But yeah if you can get under 80% LTV you get a much bigger set of options.

I’m actually at about 65-70% LTV I reckon. Definitely will have a look as we’re paying a 90% LTV variable rate currently.

Yeah you should be able to reduce your payments nicely in that case. We unlocked a bit of equity and still reduced our monthly repayments by €100. If we hadn’t we probably could have got closer to €200 a month.

This is a really useful tool to work out what you would be paying. Throw in the numbers and work it out from there. It also shows you how much each 0.1% means in the long term of your mortgage. I learned a huge amount from playing around with it. e.g. The exact manner in which interest is front loaded in your mortgage among other things.
