History will show you that most apartment blocks built in Ireland in the last 20 years are massively defective. Building more of these and building them higher doesnât really solve anything.
A good chunk of them are paying about 60-70% of their disposable income on rent though as they all want to live within walking distance of work. The Nama developers and funds who own all the apartments around Grand Canal Dock are creaming it off them

You realize that the inner city Dublin, where many of these developments are proposed, has a disproportionate amount of social housing already?
There is no longer an option to do as you mentioned. The councils make the the decision. The one example of late is Bolands Mills, a couple of apartments that would do absolutely nothing for equality. The council decided to cash in and use the money for better purposes. In reality we have had county councilors blocking development at OâDevany Gardens. The real model for Dublin at the moment is the likes of Charlemount where there is social housing alongside private housing and the likes of Amazon.
That Ballymore site at Connolly is a great location. There are already 3 massive private apartment developments within 100 yards of it that work very well. Itâs well serviced by public transport - itâs on the bus, dart, LUAS and mainline rail. Itâs within 2 minutes walk of NCI and 10 minutes walk of Trinity. Itâs on the doorstep of a massive office complex. Itâs ten minutes walk to the town centre and 10 minutes walk to the point. 10 minutes walk to the Abbey and 10 minutes to the BGE.
That whole area is being transformed. New businesses opening up along Richmond Street including a lovely Mexican pantry while bearded boozers lament the GBS closing.
