Incorrect . My simple point that there are no comparable countries with a housing crisis as bad as ours stands.

Nope. Just pointing out that others are getting worse while we are getting better.

There’s billions being thrown at housing. They’re also making really smart decisions like the LDA to buy up units with planning in Clongriffin and getting building going straight away.

It’s taken a few years but we are getting there.

Rental crisis started properly in 2015. Before that we were creeping back up to pre GFC rates.

We were 2-3 years behind because the general public were happy to destroy the construction sector but things were motoring by 2019 due to reforms made by Murphy. Our economy outperforming all expectations, Covid and then Ukraine exacerbated the problem but we are at the end of the tunnel now. Government capital is now getting deployed very quickly and that’s why we are going the right direction whilst the rest of Europe is not.

Places we have held up as models are struggling on this.

Even the Finns are seeing issues beginning to bubble.

And the outlook for them is poor as they also are struggling to build.

It’s taken a decade of FG policy to get us here, it’s taken FF taking over the portfolio for the government to begin to make any effort at addressing the problem.

Oh dear. You realise that most of the housing stock coming on stream right now relates to planning permissions pre GE 2020?

Dara has done a decent job but Eoghan Murphy was unfairly vilified.

FFG and particularly the Fine Gaelers are going after SĂ­nn FĂ©in saying that they have no answers, play politics with emergencies and have a policy of divide and conquer.

Your response is to point out that it’s taking three plus years to progress from planning to building under the system FG oversaw???

The vast majority of builds right now are because of his fast track planning system.

Rolling 12 month completions:

2014: 5.5k
2015: 7.2k
2016: 9.8k
2017: 14.3k
2018: 17.9k
2019: 21.1k
2020: 20.6k
2021: 20.5k
2022: 29.8k
12 month average to last quarter: 30.6k

Significant jump in 2019 on the back of some of his reforms. 2020 and 2021 saw Covid delays with many of those completions moving in 2022 and 2023. It is expected to be 31k to 34k this year once the year is out. At least 34k next year.

Ireland was fourth on output last year in Europe. Should he higher this year, like 1 or 2.

Only European country going up.

With the lag time from planning to C19, Murphy deserves credit for what was emerging in 2019z

Thus far what Dara deserves credit for is sticking with the financing and his latest reform bill (which will take some time to get through).

So credit to both. The next phase is where we will really see how Dara’s vision works out.

The majority of the shit show goes back to Eoghan Murphy. Most Developers / Investors are in agreement about this.
