KIB, to answer your question, Dan is correct in that the distressed auctions are making 9-10 % in Dublin with tenants in situ. These are very much in the minority, but a welcome sign nonetheless. If (and itâs a very big if) this trend continues, we may have found realistic values. I doubt it though, there are signs that the level of interest is decreasing, and the demographic of bidders has changed from the first to the last Allsop auction. Another few auctions will tell an awful lot.
Yeah agreed. If anything yields are going to get higher in those auctions coz tenantd props will sell for lesd People buying with no eng certs etc no comeback for flaws.
Agree that NAMA shoul liquidate the book for purposes of finding real values but will that not back up KIB argument on selling below âvalueâ? Would be great for me. To offload they will need to sell 2 beds for sub 100 k. Will increase losses in Irish banks though, and there will be upside at those values. To extract max value for taxpayer I think they need to hold med term though. COF will likely be far less than the yields available.
