Honestly it’s not my dream home. It’s greatly constrained by what the planners will allow, but fcuk it I think you’re right. All I want is a bed, a jacks a telly and a turf fire :slightly_smiling_face:
And Aircon in the bedroom.

It really is. This road frontage is utterly bizarre. It should be no road frontage allowed to enforce village grouping. It’s a really odd rule.

Snagging to completion… roughly what kind of turnaround we looking at here?
We’ve been told snagging in September. No clarity yet if that’s September 1st or 30th.

you could technically be moved in during snagging. Contractors definition of snagging can vary wildly tho!

Is airbnb not the main cause of rising rents and lack of supply. It seems totally unregulated and until actual enforcement takes place, nothing will change anytime sion.

:grimacing: we haven’t given notice where we are (two months required) and have been wary about doing so in case of a delay.

They should have a handover date projected at this point if they are so close to it. Ask them the completion/handover date or when the Architect will issue the cert of Practical Completion. That will narrow down your dates then for a smaller margin of error.

Talk to your landlord. Most will be sound enough about that if you are a decent tenant.

It’s through an estate agent crowd. Yer wan is a wagon. The previous tenants had got a house (I think through social housing) but had to pay three months rent here (they’d been here eight months). I might touch base with her all the same but we would be fucked if any delay then.

In saying all this @Juhniallio, I never signed a lease day one (she gave it to me, I never signed it… I had my reasons). She never came back for it. That was February 2020, and for a year, and nothing issued since. So, in theory, I think we could walk out the door in the morning but wouldn’t be eligible for deposit back?

Five years ago @Little_Lord_Fauntleroy was crowing about turfing out a single mother and her kid from his temple bar apartment. He claimed he made a fortune from Airbnb since, and no HAP paperwork to deal with.

These are the legal notice periods required of you. They cannot withold your deposit once you give them notice

Less than 6 months 28-days
6+ months, but less than 1 year 35-days
1+ year, but less than 2 years 42-days
2+ years but less than 4 years 56-days
4+ years but less than 8 years 84-days

There’s rules on how much notice you’ve to give based on how long you are there, but if you did what you suggested above they don’t have much of a comeback.

Yeah we are in the 56 days bracket (eight weeks).

Not the main problem but it is an issue. People have been calling for regulation on air BnB for years especially in rent pressure zones. It was such an obvious measure, Murphy resisted it for years when he was housing minister then finally bowed to pressure and introduced some fudge of a rule.

I remember about five years ago meeting friends of a friend who had a great old apartment where the landlord hadn’t put up rent in years. They rented another apartment for themselves and air bnb’ed the first one and lived off that.

I would love to see the data of units available to rent vs air bnb listings. Id be pretty confident there would be a very strong negative correlation.
