The Limerick-Cork one was supposed to be finished by now. Iâd say weâre a long way off Waterford-Cork

Galway-Limerick was completed just over a year ago.
It makes sense to complete the circle by doing Cork-Waterford.
Waterford-New Ross-Wexford is also close enough to completion, probably about a year away.

Yes thatâs a niche and cluster. Like pharma or the Apple stuff. I didnât say Cork couldnât host high end businesses, just that the likes of Salesforce are suited best to a place like Dublin. Cork has some very good clusters, from pharma to even call centres.
Not sure, think it is an Irish law in relation to building height rather than driven by the Airports. Sure look at London City Airport
Think the highest buildings in the country are around 60 metres or so in height, a couple of these are in Limerick. Sky Scrappers are normally 150 metres +. Surely a small cluster of 90 to 110 metre buildings would help without taking away aesthetically from the sky line

Huge infill opportunity north towards Mallow also. Train line from mallow to cork as well which could be used for short commuter spins too. Lot of development planned for north ring road area
The river is an amenity and a curse. Needing to cross it is an absolute pain in the hole if you are driving.

There are basically 2 rivers and the main part of the City is pretty much an island between the splits If you want to get in and around the City you have to navigate a lot of one way systems to get in an out across the right bridge.
The city will be under water in 10 years isnât much point putting any money into it
A property agent in Dublin told me before xmas this shortage is a mythical creation. Current stock plus under construction likely see a surplus amt of space
There isnât a shortage of office space thereâs a shortage of âprimeâ office space. Places where companies can come in with a few hundred workers and everything is top of the line that type of stuff. A shitload being built now though and likely rent increases will level off in that sector. The multinationals are just hoovering up the prime office space at the moment off plans. It canât last.
